SUBJECT OF THE CONTRACT § 1 1. Landlord declares that it has the right to hire a student room located in the building on Stanisława Leszczyńskiego Street number ....... in Warsaw. § 2 1. Landlord gives the room for common use in residental premises reffered in §1 of the agreement and the tenant accepts the room rental. 2. Tenant allocates premises for residential purposes. § 3 1. The agreement is valid from the date of …………….……... until……..…………………. 2. The Landlord will give the keys to the premises after the formal referral to the dormitory by a designated representative of the Lessor. POWERS AND DUTIES OF TENANT § 4 1. The tenant agrees to use the residential premises as defined in § 1 of the Agreement in accordance with its intended purpose and the agreement, respecting the order in the house, the dormitory rules, and with respect for the rights of other people of the neighboring properties. 2. The tenant have the right to make the effort to increase the value of the lease with the agreement of each case written on the paper with landlord. 3. Without the consent of the landlord tenant can not change the destination of the lease, and in particular to make the reconstruction of the premises, other modifications and adaptation. 4. The tenant is not entitled to cast object of lease for sublease of for free to use for other people without agreement of the landlord. 5. The tenant is responsible for the condition of accommodation and for equipment that is equipped premises, jointly and severally with other users of the premises. In case of damage, costs are covered by the offender, in case of no information to landlord about it, costs are shared between all the inhabitants of the building. 6. The tenant is obliged to maintain the cleanliness in a rented room and common areas in the inhabited building. In the event of a breach of this condition, the tenant will be charged for cleaning. 7. The provisions of this agreement includes a confidentiality clause, for her violation of the party liable to pay a penalty of 1000 zł the injured party. POWERS AND DUTIES OF LENDER § 5 1. The Lender declares to give the tenant rental item specified in §1 of the Agreement in a good condition and keep it that way for the entire duration of this Agreement. 2. The lende make minor repairs to the subject of the current lease at the cost of the tenant. Receivables from current repairs are charged a one-time fee referred to in §6 section 4. 1 RENT AND OTHER CHARGES § 6 1. Payments of rent must be made in cash before the .................. day of each month, when this agreement is valid 3. In the case of higher-than-average consumption of utilities (water, electricity, gas) by the users of the building, totaling more than 1300 zł per month, the difference between the amount of the above, and the real cost will be jointly shared between all Tenants of the building. 4. In order to guarantee the payment of the cost of damage caused by the Tenant, and Landlord other liabilities including rents, the landlord charges a one-time fee (deposit) in the amount of 1000 zł. 5. Tenant regulates cash one-time fee, referred to in § 6. 4 no later than the date of handing over the keys to the premises. 6. In the case of the use of the full amount of the deposit referred to in §6. 4 to cover the costs referred to in §6. 4, the landlord has the right to collect from the Tenant another deposit of the same amount. 7. Tenant deposit is refundable in whole or, in the case of incurring the costs referred in §6. 4, less of costs referred to in §6 point 4 within 14 days after the termination of the lease agreement and moving out the tenants from their premises. 8. In case of no vacated the premises of the tenant on the day of expiry or termination of the deposit will be fully retained by the Lessor. 9. The tenant is obliged to pass the representative of the Lessor all items that have been granted to him for personal use immediately after moving out of the apartment. 10. The tenant pays interest for late payment. In the case of several days of delay the tenant will be charged a penalty of 100 zł. In the case that the tenant does not pay the rental by the 10th day of the month,will be expelled from the dormitory without the possibility of receiving the desposit back. TERMINTION § 7 1. The Parties agree that the tenant may terminate the contract by giving .....................month's notice. 2. If the tenant breaks the order of the premises or rules listed in the regulations of the dormitory or by their behavior disturbs other residents, the landlord may terminate the lease without the period of notice. In this case, Tenant is also obliged to pay a penalty of 1000 zł for the Lessor. 3. In the event of termination of the lease, the tenant is obliged to immediately release the subject of lease and its value FINAL PROVISIONS § 8 1. All changes to this agreement must be done on the paper to be valid. 2. In cases not covered by this Agreement will apply the provisions of the Civil Code. All disputes arising from the implementation of the agreement shall consider the court of the place of performance of the contract. 3. All attachments are an integral part of this Agreement. 4.
